Bethany Senior Terraces addresses the urgent need for affordable senior housing in NYC through an innovative modular construction approach designed to meet Passive House standards. The project was developed in collaboration with RiseBoro Community Partnership and designed by Paul Castrucci Architects. It is a Blue-Ribbon winner in NYSERDA’s Buildings of Excellence Competition, highlighting its commitment to sustainability and energy efficiency.
The building is a 5-story affordable senior housing development with a roof terrace and garden. The project was built with offsite modular construction. The project has 58 apartments, community spaces, and includes 47 steel modules. The scope delineation includes 75% modular and 25% site-built. The site-built support structure is constructed of a combination of cast-in-place concrete, masonry, and structural steel.
The building is designed to Passive House standards which will require less energy and promote a healthier lifestyle and positively impacts the environment. It incorporates a +/-130 kW rooftop solar array that is expected to cover more than 100% of the common use electricity and approximately 80% of the entire energy use for the building. For heating and cooling, an energy efficient VRF heat pump system is proposed for the cooling system.
